Wish to sell on your own without a Realtor® and without paying an agent commission?
I own some Software and Marketing companies giving me the ability to let you do everything you need on your own. There will be no contracts linking us and I give no advice or coaching. We would not have an agent relationship, this is strictly a system that you can use for free. In fact, as a licensed Realtor®, I cannot charge you anything nor enter into a contract of any kind because that implies representation.

I merely let you use a software system and you do with it as you see fit. There are no expressed or implied guarantees or claims of any kind, it's merely a program to help you sell.

The system is already constructed and my costs are already recovered through BizHelpCenter®, my system for business owners. My costs don't change whether you are involved or not meaning the value of this service is ZERO. Therefore we would have NO agency or representative agreement, implied of expressed.

It's important to know that this will not list your property on the MLS system and will not show up on IntermountainMLS.com or UtahRealEstate.com. That requires an agency relationship with a licensed Realtor® who is a member of Wasatch Front Regional Multiple Listing Service.

I can't give you advice or help because that would imply an agency relationship, but you can probably figure this out on your own with the tutorials.

This is just one of the many services I offer. If you do decide to enter into an agency relationship with an agent to get your property sold, I would only hope you give me a chance at a presentation.

Some facts to consider in Selling on your Own

  • If you have a high traffic area, you might be successful.
    It's about folks seeing your property. It just depends on eyes to your ad.
  • The #1 way folks do Real Estate searches is with the local Multiple Listing Service. If you aren't represented by a Realtor® you won't be on that list. Also, all the other sites, like Zillow, Redfin, etc. automatically pull their information from the local MLS. If you aren't there you can still get on all those other sites but it could get rather expensive and time consuming.
  • Buyer Broker Agreements.
    Licensed Agents representing a buyer are required by law to have a Buyer/Broker agreement in place. This means when that buyer makes a purchase, the agent is owed a commission. If you are selling on your own you can still see buyers but a Licensed agent cannot bring his clients to you. You will have a very tough time seeing those buyers.
  • What commission must I pay to a Buyers Agent?
    That is totally up to you and negotiable. But if you are offering a very low commissioin and word gets out, agents will be reluctant to bring their buyers by.
